slab, property slope, crawl spaces and basements, floor structuring.
Your foundation inspection includes but is not limited to the areas
and conditions listed below:
Grading

- Improperly sloped toward foundation or high at foundation
- Earth to wood contact (termite potential)
- Overgrown landscape, foliage touching structure
- Signs of poor drainage, erosion
- Surface drains visible & functional
Slab-on-grade
- Perimeter visibility
- Damage or deterioration
- Common, moderate or major cracks
- Uneven flooring
- Cracks on walls
Raised foundation
- Foundation and column materials
- Deterioration and damage
- Functional or near end of life span
- Common, moderate or major cracks
- Evidence of foundation movement
- Exposed footings or crumbling/deteriorated concrete/brick/mortar
Crawlspace
- How inspected
- Access door condition
- Ventilation adequate, vents blocked or needed
- Vents or screens damaged
- Dry or minor, moderate, or excessive moisture
- Evidence of flooding
Floor Structure
- Floor construction & materials description (joists, I-beams)
- Deterioration or damage
- Functional or not
- Moisture damage/rot
- Sagging, over spanning, poor bearing
- Improperly cut, over notched
- Missing or improperly installed fasteners
- Anchor bolts or straps installed
- Lateral bracing installed
- Earth to wood contact
Basement
- Materials for walls, floors, and columns
- Deterioration, damage
- Common, moderate, or major cracks
- Evidence of foundation movement
- Foundation or walls bowed/bulging
- Stairs, rails, and door materials and condition
- Insulation type and condition
- Evidence of flooding
- Sump pump installed/functional
